Somebody says they want to buy your Eugene home and it’s convenient to consider selling it to them to get the whole process over with, right?
That situation could be advantageous for a lot of people. Especially if it’s a family member.
But if you do sell your home to somebody without putting it on the market, statistically you’re probably going to lose 5% to 6% of the actual sales price, because when you put your home on the market your home becomes fully exposed to the Eugene real estate market.
And if your home’s fully exposed to the market, then you’re going to get the most eyes on your home in the marketplace, which will give you, in our Eugene market, the best exposure of all since our inventory is less than one month.
So when inventory is really, really tight, the best thing that you can do is get your home listed on the market because it’s going to get you the highest price of all, as long as you’re taking care of a lot of other factors and you’re making sure your home looks clean, your home has amazing photos, even 3D video right now is very popular in kind of our new COVID world.
So exposing your home to the market is the key to getting the highest price.
If you don’t care about getting the highest price and you just want to get it sold and you have somebody that you really want your home to go to, of course that’s always a great option, but if you find that person and they jump right on your house, the best thing that you can do is probably hold off, pump the brakes, get it listed.
The market determines the price of your home and the market will let you know if your price is right.
So if your price is listed and you’re not getting any activity on your home then you will actually realize that your price is too high.
